What are the taxes to consider on a property purchase in Spain?

Upon purchasing a property there is a 10% tax that has to be paid to the government once and only once, this tax is called ITP.

Frequently asked questions

You will be able to request/obtain a mortgage from a Spanish bank or lenders depending on your country of origin.

The set up costs will amount to approximately 2-4% of the amount borrowed.

This can be done via bank transfers which will take 3-5 days or you can use a commercial foreign exchange company which may offer better rates and faster transfers. The regulation vary on each country, we strongly recommend you to check with your local financial institutions in advance.

Newly built properties have a 10 year construction guarantee and a certificate from the architect. Surveys will not be carried out on resales unless it is specified as a requirement in which case it will be arranged.

If the seller is non-resident then the buyer is required by law to pay 3% of the purchase price to the tax office to cover the seller’s potential tax liabilities. However, this does not impact the purchase price and simply means that 97% of the price will be paid directly to the seller with the remaining 3% going to the tax office.
